How We Help

From the first call to the final signature — and everything after — Via Caspia supports international buyers through every stage of acquiring property, land, and businesses in Italy, Spain, and Mexico.

01

Property & Asset Search

Finding what is actually right

We begin with a detailed brief — your goals, budget, preferred region, asset type, and timeline. We then search on your behalf across verified agents, private listings, and local networks, filtering by value, condition, and suitability. You only see opportunities worth your time, with honest assessments rather than sales pitches.

  • Acquisition brief and goal-setting
  • Regional and asset-type shortlisting
  • Agent and network outreach
  • Opportunity filtering and evaluation
02

Legal & Notarial Coordination

Navigating the system without surprises

Every acquisition in Italy, Spain, and Mexico involves a notary, and typically a lawyer, a fiscal representative, and local registry bodies. We coordinate all of these parties on your behalf, explain each step in plain language, and ensure that every cost and requirement is known before you commit. NIE, codice fiscale, and RFC registration, tax implications, and ownership structure are all handled clearly.

  • NIE / codice fiscale registration
  • Notary appointment and preparation
  • Lawyer coordination
  • Tax structure and cost breakdown
03

Due Diligence

Verifying what the seller will not volunteer

Before any commitment, we coordinate independent property surveys, title searches, planning checks, and structural assessments. We confirm that the asset is free of encumbrances, debts, and undisclosed problems. Due diligence is not optional — it is the point at which most problems are discovered, and we treat it as the most important stage of any acquisition.

  • Title and cadastral checks
  • Structural and condition survey
  • Planning permission verification
  • Debt and encumbrance search
04

Closing & Post-Purchase Setup

From signature to settled

Once the notarial deed is signed, the work continues. We assist with property registration, utility transfers (electricity, gas, water), internet setup, insurance, and local administrative requirements. For buyers purchasing remotely or unfamiliar with local processes, this post-purchase phase removes the final friction between owning and actually occupying your new asset.

  • Notarial deed coordination
  • Registration and title transfer
  • Utilities and internet setup
  • Insurance and local services

Buyer-only representation

We work exclusively for you, never for sellers or agents who benefit from completing a transaction regardless of your interests.
