How to pay
We accept the following payment methods. Once your consultation is confirmed, payment details will be provided.
Stage one
Retainer
Paid at the start of the engagement. This retainer confirms your commitment to the process and covers the initial search, brief development, and preliminary advisory work.

Stage two
Success Fee
Calculated on the final purchase price and payable at notarial completion — when the deed is signed and ownership transfers. You pay for results, not promises.

What is covered
The Via Caspia fee covers the full scope of advisory and coordination work — from the first brief to the final signature and post-purchase setup. There are no add-on charges for individual services within this scope.

Third-party costs — including notary fees, purchase taxes, local agent commissions, legal fees, and survey costs — are separate and paid directly to those professionals. We will map all expected costs clearly before you commit.
How it compares
Buying in Italy, Spain, or Mexico already involves significant third-party costs. Our fee sits alongside these — not on top of a foreign premium.
Importantly, while a local estate agent typically represents the seller, Via Caspia represents you. The 5% buys exclusive advocacy.
Purchase taxes and notary fees vary by country, region, property type, and residency status. The above are indicative ranges. We will provide a full cost breakdown specific to your acquisition at the outset.

In Italy, Spain, and Mexico, the standard agency model charges both sides — the seller pays a commission and so does the buyer, to the same agent. That agent's interest is in completing the deal. Our interest is in finding you the right asset at the right price, with full due diligence. Those are different things.
