Key Process Notes

AFM (Tax Number)

Required for all property transactions in Greece. We assist foreign buyers in obtaining the Arithmos Forologikou Mitroou (AFM) from the Greek tax authority early in the process.

Land Registry Due Diligence

Greece's land registry (Ktimatologio) is still being modernised. For rural, island, and older urban properties, we coordinate additional title searches to confirm clear title and identify any encumbrances.

The Notary

All Greek property transfers require a licensed notary. The notary drafts and registers the purchase contract — we ensure your interests are protected before any deed is signed.

Golden Visa

All seven destinations Via Caspia covers in Greece require a €800,000 Golden Visa investment under the 2024 rules — including Crete, Rhodes, and Corfu, which qualify under the 'island population above 3,100' provision alongside Athens, Thessaloniki, Mykonos, and Santorini. We coordinate all documentation and process steps.
